Listing a Space With NXTSTOR

Hello! We’re so excited you’re joining the NXTSTOR community. We understand that you want to create the perfect listing to highlight how amazing your space is, so we created this guide to walk you through the process and give you some pointers on how to make the listing great. If you haven’t created your host account yet, please check out the guide on creating one here.

The ‘Manage Your Listings’ Page

Step 1- Head to the Manage your listings page

Once inside the NXTSTOR app, make sure you’ve gone to the gear icon and selected “Switch to Host View”. From there you can navigate to the page with the paintbrush icon. From here you’ll see that there is a ‘+’ sign in the upper right-hand corner. Click on that button to create a new listing.

Step 2- Describe your listing

Once inside the ‘Create a Listing’ page, you’ll click the ‘Describe Your Listing’ button. From here you’ll give the space a name under the ‘Listing Name,’ we typically use descriptions that give a representation of the space like “Brightly Lit Garage Space” or “Large Unfinished Basement Space”.

After giving your listing a name, you’ll be able to describe the listing in the ‘listing description’ section. Here you should give a detailed description of the space, including features you’d like to highlight or some things that make you or the space special. Below is a sample description:

“This garage is the perfect place to store everything big and bulky. With ground-level access and high ceilings, we’ve been able to cram everything in here from couches to massive boxes. My family and I take excellent care of the space and inspect it regularly. It also has cameras and a keypad for safety that the renter will receive a password for. This also gives you any time access in case you want to get your things when we aren’t around. We’re also super happy to help you load and unload anything when you come to the space.”

After you exit out of this box, please click ‘save and continue’ which will take you to the ‘Select Options’ page.

Step 3- Select Options

After you’ve described your listing you will be taken to the ‘Select Options’ page. Here you will be able to select which type of space you are listing. Here you will be able to choose from the ‘Listing Type’ selector which includes:

  • Storage- A space that is best suited to hold items from boxes to couches.
  • Parking- A space that is best suited for the short or long-term parking of vehicles.

After selecting the ‘Listing Type’ you’ll be able to select the ‘Listing Accessibility’ which is how often you’ll give renters access to the space. Here you have multiple options to ensure that you and the renter are happy with their access to the space. We’ve described them below:

  • 24-hour: This gives renters the option to enter the space whenever they would like.
  • Business Hours- This gives hosts the option to allow renters to access the space during business hours Monday to Friday from 9AM to 5PM.
  • Weekends- This gives hosts the option to allow renters to access the space during business hours Saturday and Sunday from 9AM to 5PM.
  • By Appointment- This gives hosts the option to allow renters to access the space at an agreed-upon time.
  • Pickup and Drop-Off- This gives hosts the option to allow renters access to the space only on the day they drop items off and the day they pick them back up at the end of the rental period.
  • Flexible Hours- This gives hosts the option to pre-arrange specific hours for pickup and drop off, such as 8AM-10AM and 5PM-8PM.

Remember here that the more access to the space you can provide, the more valuable the space becomes to the renter. Typically hosts who offer better access to a space are able to charge higher rents.

Once you’ve selected the ‘Listing Accessibility’, please click ‘save and continue’ which will take you to the ‘Location’ tab.

Step 4- Selecting the Location

After you’ve selected your ‘Listing Accessibility’ you will be taken to the ‘Location’ page. Here you will input the address of the space you are listing. Only use the ‘Address Line 2’ portion if you are describing an apartment or unit. Remember that when it comes to state we only require you to input the 2 letter abbreviation for you state such as“OH” for Ohio.

Once you’ve entered the ‘Location’, please click ‘save and continue’ which will take you to the ‘Units’ tab.

Step 5- Detailing the Units

After you’ve entered the ‘Location’ you will be taken to the ‘Units’ page. Here you will select the units that make up your space. We give every host the opportunity to list more than one space in their home and divide space in their home, therefore giving each a name is very important. Once on this page select the ‘+’ Icon which will add a unit. Here you will enter the unit name, pick something descriptive like “basement storage room 1”. Then you will describe the unit location, whether it is “basement” which would describe the space being in your basement or “backyard” which would describe a shed unit in your backyard. This is to give the renter an idea of where the space is located.

After this, you’ll input the price you’d like to charge for the space. To get a good gauge of what self-storage prices are like near you, we suggest checking out Sparefoot, then adjusting your price based on what features your space has. The more features your space has, the higher a price you should be charging. In general, we suggest charging less than a similar-sized unit at a traditional self-store facility. Next, you’ll select the billing period which defines the amount of time your rental price is good for, whether it be a weekly or a monthly period.

Next, you’ll enter the dimension of the space so we can describe the number of square feet of space available to your renters. You can then click ‘Add Unit’ and it will add a unit to the space. Once back on the main ‘Units’ page you can hit the ‘+’ icon to add additional units.

Once you’ve entered the ‘Units’, please click ‘save and continue’ which will take you to the ‘Images’ tab.

Step 6- Adding Your Images

After you’ve entered the ‘Units’ you will be taken to the ‘Images’ page. In our opinion images that represent the space well are the most important part of the listing process. For this, we recommend having 3 or more high-quality images of the space you are offering. On this page, you’ll select the ‘+’ icon to add images of the space. It will allow you to select multiple images from your camera roll. You can also go back to the camera roll with the ‘+’ icon to add more later.

Once you’ve added pictures on the ‘Images’, page please click ‘save and continue’ which will take you to the ‘Features’ tab.

Step 7- Selecting Your Features

After you’ve added pictures on the ‘Images’ page, you will be taken to the ‘Features’ page. Here you will select the features of your space that will entice renters to choose your space. We’ve given a description of each feature below:

  • Cameras- This space has cameras that record the space and/or the area around it for security.
  • 24/7 Access- This space can be accessed anytime.
  • High Ceilings- This space has ceilings that are 10 feet or greater.
  • Alarm System- This space has an alarm system for security.
  • Locked Access- This space has its own locked entry for security.
  • No Pets- There are no pets present at this space.
  • Climate Controlled- This space is kept climate at a controlled temperature.
  • Shelf Space- This space has shelves or racks available for the renter to use.
  • Ground Level- This space has access on the ground level, the renter will not have to utilize an elevator or stairs.
  • Easy Drop-Off- This space allows for the easy unloading or loading of a truck or other moving vehicle.

Remember, each of these features adds value for renter which can increase your monthly rent.

Once you’ve selected the features on the ‘Features’ page, please click ‘save and continue’ which will take you to the ‘Review’ tab.

Step 7- Review and List!

After you’ve selected the features on the ‘Features’ page, you will be taken to the ‘Review’ page. Here you’ll review all the elements of your listing to make sure it’s correct. If it is not- please select the ‘feet’ icon in the top left corner, which will take you back to the elements of the listing which you can update.

Once you’re comfortable with the listing, click ‘Activate Listing’ to take your listing live. The screen will go white and your listing will be live. You’ll also receive an email confirming your space was listed.
